Pricing Information
We believe that our conveyancing fee structure strikes a balance between providing a professional legal service with value.
We believe in a clear and open agreement on fees at the outset of any sale, purchase or remortgage. A tailored estimate will always be provided based on the characteristics of your transaction and any complicating factors.
Conveyancing Fees
Typical conveyancing fees range from around £2,000 to £2,500 plus VAT, depending on the nature of the transaction, the characteristics of the property, and the amount of time required. Please contact us for a fee estimate specific to your transaction.
Costs incurred on your behalf, known as disbursements, are payable in addition to our legal fees.
Your purchase may also attract Stamp Duty Land Tax where applicable.
What is included in the sale or purchase cost?
The fee estimate provided at the outset of your sale or purchase will cover all stages of a standard residential conveyancing transaction, from initial instruction through to post-completion. This includes the payment of Stamp Duty Land Tax, where applicable, and registration of the property at HM Land Registry.
We do not seek to charge additional fees for work that would normally form part of a standard transaction.
However, we reserve the right to charge additional fees if the matter becomes more complicated than anticipated or if you instruct us to undertake work outside the scope of a standard transaction. We will always explain any additional costs and obtain your agreement before carrying out this work.
What are the key stages of a conveyancing transaction, and how long will it take?
A standard sale or purchase will usually include the following key stages:
- The seller’s solicitor provides a draft contract to the buyer’s solicitor.
- The buyer’s solicitor reviews and approves the contract and carries out the necessary checks and searches against the property.
- The parties exchange contracts, at which point the transaction becomes legally binding.
- The parties proceed to completion and the transaction is finalised.
- Any post-completion matters are dealt with, including registration at HM Land Registry where required.
Every transaction is different, and the time required to complete each stage will vary. We would normally expect a standard transaction to complete within 6 to 12 weeks.
However, conveyancing timescales can be affected by external factors and circumstances beyond our control. This timescale is therefore an estimate rather than a guarantee.
We will keep you updated on the progress of your matter and provide revised time estimates as the transaction moves through each key stage.
